Thermal imaging roof survey in Osea Island, Essex
Thermal imaging to find moisture and heat loss patterns in a roof in Osea Island. We’ve completed more than 5,000 surveys across London and the South East.
- Wet areas near outlets and upstands
- Patches of heat loss across the roof
- Gaps in loft insulation
Honest limits
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- An energy rating for the building
- Confirming water without moisture readings
- Hidden layers that need to be opened up to check

Thermal roof survey in Osea Island
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. Typical surveys look at thin or uneven insulation in the roof and damp patches with no obvious cause, across flat roofs, commercial roofs and pitched roof slopes.
In a village or hamlet like Osea Island, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are checked ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

For landlords and managing agents
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
How it works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere like Osea Island needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Leave side gates unlocked
- Gather any invoices or paperwork from past roof work
- If the roof is shared, arrange access with whoever manages the building

What we are asked to look at in Osea Island
Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that is moving quickly.
Most people get in touch after spotting one of these:
- Water that travels before it shows
- Wet insulation beneath the membrane
- Damp that repairs haven’t cured
- Damp where roofs meet walls and chimneys
In and around Osea Island, as anywhere, a roof is easiest to deal with when its problems are found early.

Airspace, weather and Osea Island roofs
The coast is about 2 miles or less from Osea Island, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
For properties in and around Osea Island, we check what can safely be seen and explain what we find.

Tips from our surveys
Over many surveys, some simple habits stand out:
- File the images with your roof records
- Heat the home normally on the days before
- Check from ground level or a window, never by climbing
- Clear leaves from outlets and gutters each autumn
Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.
Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.
Osea Island: your questions answered
Does a conservation area affect roof work in Osea Island?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you carry out roof surveys in Osea Island?
We do. The survey and report are the same in Osea Island as anywhere else, and visits run on weekdays and weekends.
How does a thermal imaging roof survey work?
The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
Does the weather affect a thermal survey?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when you book.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How long is the visit?
It typically takes an hour or two for a house, or half a day or so for a commercial building. The written report follows by email.
Roof by roof
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. Wet boards can show as temperature differences on the images.
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there is a pattern around them.
