Thermal roof surveys in Oxley Green

Questions from Oxley Green

Do you cover smaller places like Oxley Green?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Oxley Green?

We do. The survey and report are the same in Oxley Green as anywhere else.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.

Thermal roof survey in Oxley Green: what you get

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot normally tell from the surface. We then check those areas with moisture readings. Common reasons to book are water that travels before it shows and wet insulation beneath the membrane, on loft conversions, flat roofs and commercial roofs.

Some older homes in villages like Oxley Green are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a thermal roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An energy rating for the building
  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.

What we check

  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Oxley Green can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • If you’re buying, check with the agent that we can get in
  • Mention any parking restrictions on your street

Advice

Landlords, agents and block managers in Oxley Green

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Any of our surveys can be booked by landlords, agents and building managers in Oxley Green. To discuss a property or a block, ring 07833 053749 or email us.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Keep the report to compare against after any repair
  • Leave the roof to people with safe access
  • Photograph damp patches with the date
  • Ask us about the forecast if rain is expected

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What affects the cost of thermal roof surveys

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings
  • How big the roof is

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

What to let us know when you get in touch

When you call or email, these details help:

  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode
  • Any marks or damp showing indoors
  • What’s prompted the survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Airspace, weather and Oxley Green roofs

The coast is about 4 miles or less from Oxley Green, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Steep or complicated roofs are frequently hard to see from the ground, which is where photos from the air and thermal images help.

If you look after a building like Thurstable School, thermal images can show where wet insulation sits under a big flat roof. Take an older house close to Church of All Saints: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Layer Marney Tower, about 2.3 miles north-east, is one of the historic houses in the wider area around Oxley Green. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

Oxley Green is about 6 miles east of Witham, in Essex. We visit Oxley Green as part of our work across Essex, for houses, flats and commercial buildings. Oxley Green is one of the places in Essex where we work for thermal roof surveys. We also survey roofs in Chelmsford.
