New roof snagging in Noak Hill

We report on what we see, with photographs and clear descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We don’t give repair cost estimates or decide who is at fault, but it does set out clearly what we found. If you are worried about untidy or loose verge details and loose or badly finished ridge tiles, we can find out what’s behind it.

Older buildings in small places like Noak Hill may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report records the new roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for most homes, depending on how much new work there is to check. Rural addresses near Noak Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photographs.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Tell us about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. Book before the defects period runs out if you can.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What new roof snagging doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Nails and clips under the slates or tiles
  • Parts of the roof we can’t see safely
  • Pricing the remedial work

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

What we look at

  • Flashings and valleys
  • Replacement roofs
  • Loft conversions and dormers

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Note the end of any warranty or defects period
  • Keep warranty papers safe
  • Watch for gutters overflowing in rain
  • Agree snagging with your roofer at the start

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.

New roof snagging around Noak Hill

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around Noak Hill has a long history of building, with Ingatestone Hall about 4.6 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near Church of St Mary Magdalene, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
