Chimney surveys for homes and businesses in Noak Hill

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. If you’ve noticed bricks with flaking faces and eroded joints in the brickwork, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Noak Hill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Your questions about chimney surveys in Noak Hill

Is my home in Noak Hill listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Noak Hill?

We do. A small place gets exactly the same survey as a big one.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you find out why my chimney breast is damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

How long is the visit?

Most surveys take an hour or two at a house, as part of a look at the roof around the stack. The report follows by email.

What will the report tell me?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

Before and after the survey

Here are a few things we’d tell any owner:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Do not use a ladder to reach the stack yourself
  • Check that disused chimneys can still breathe
  • Keep track of stains on chimney breasts

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for most houses, or half a day or so for a commercial building. Older roofs in small places like Noak Hill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • If it isn’t your property yet, arrange access through the agent
  • Keep pets out of the way during the survey

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden sides of a shared stack
  • Structural calculations for a leaning stack

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

What we check

  • Lead flashings
  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks

What we look for on each type of roof

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Local roofs in Noak Hill

Ingatestone Hall, about 4.6 miles north, is one of the historic houses in the wider area around Noak Hill. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces such as Gloucester Park can get more leaves in their gutters in autumn. Take an older house close to Church of St Mary Magdalene: old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like South Green Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Prices for chimney surveys in Noak Hill

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Getting in touch

Some details help us point you to the right survey and price. When you contact us, it’s useful to mention:

  • Anything about access we should know
  • What kind of property and roof it is
  • Dates you are working to, like exchange
  • Any photos you have, taken from ground level or a window

Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
