New roof snagging in Tye Green

How new roof snagging works in Tye Green

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the roof and around the property. You get a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. We survey new-build homes, ridges and verges and replacement roofs, and people most often book us about debris left in gutters or valleys and poorly finished verges.

Some older homes in villages like Tye Green are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report records the new roof as we found it on the day. That makes it useful now and a handy reference later.

The survey, step by step

The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Tye Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

New roof snagging around Tye Green

Horham Hall, about 3.6 miles south, is one of the historic houses in the wider area around Tye Green. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. For a purchase or a newly finished roof, the materials decide which details matter most.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Surveys for landlords and agents in Tye Green

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Look for new stains after a downpour
  • Arrange the inspection before settling the final bill
  • Keep warranty papers safe
  • Look for marks or cracks left by the work

After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer straight away.

Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.

Tye Green questions

Do you cover smaller places like Tye Green?

Yes, Tye Green is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is Tye Green in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How much time does a snagging visit need?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Can you see the fixings under the tiles?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Common roof problems in Tye Green

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.

We are often asked to look at:

  • Loose flashings at walls or chimneys
  • Broken coverings left on a new roof
  • Vents that weren’t fitted or are covered
  • Verge tiles or slates not secured

The streets around a church such as St Paul's Mission Room are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Is there a chance to talk the report through?
  • Are they insured for the work?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
