About our landlord roof survey in Tye Green

The lease usually decides who is responsible for the roof and who pays. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. We’re often asked to look into chimney stacks in poor repair and leaks into upper flats, across gutters and downpipes, shared roofs and converted houses.

Somewhere as small as Tye Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tye Green homes and their roofs

Historic houses such as Horham Hall, about 3.6 miles south, show how far back building in the area around Tye Green goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Wimbish Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like St Paul's Mission Room, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Newport (Essex) station may find that the gap between tenancies is a good time to have the roof looked at.

Tye Green questions

Do you survey roofs for landlords with property near Newport (Essex) station?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.

Does a conservation area affect roof work in Tye Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Tye Green in your area?

Yes, we do. We carry out landlord roof surveys in Tye Green, and the service is the same as everywhere else we work.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs frequently. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we’ll say so.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

How the survey changes by roof type

Roof spaces and lofts

Access to the loft may be through a flat or a common area, so it needs arranging.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey before booking. What our survey covers.

Roof types and parts we check

  • Shared roofs
  • Rented houses
  • Flat roofs on blocks
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes

What affects the cost of landlord roof surveys

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • Height and safe access
  • Whether it’s a home or a commercial building
  • The roof’s overall size

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Some details help us suggest the right survey and price. When you contact us, it’s useful to mention:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

To book a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Have gutters and outlets cleared every year
  • Ask your managing agent about lease terms
  • Hold on to old reports to compare later
  • Do not wait for a leak to survey the roof

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.

Keep gutters and outlets clear and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for a house, and more on a big or complicated roof. Older rural homes like those around Tye Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • Make sure the loft hatch can be reached
  • If it is not your property yet, arrange access through the agent
  • Make sure pets are kept safely away
