About our new roof snagging in Bell's Corner

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. We survey new flat roofs, loft conversions and dormers and new-build homes, and the problems we are asked to look at most are gutters or fascias damaged during the job and underlay ending short at the eaves.

Older buildings in small places like Bell's Corner may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Before and after the survey

From years of surveys, a few habits stand out:

  • Send the snagging report to your roofer
  • Keep warranty papers safe
  • Arrange the inspection before settling the final bill
  • Walk round the house to look for knock-on damage

Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.

Put the warranty or defects period end date in your diary. Book a check well before it so there is time to raise anything.

Questions from Bell's Corner

Do you carry out roof surveys in Bell's Corner?

We do. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Bell's Corner?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your roof, call 07833 053749 or email us.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Older rural homes like those around Bell's Corner can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

New roof snagging in Bell's Corner: local notes

Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you live in an older home near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What we’re asked to look at in Bell's Corner

Ventilation is sometimes missed or blocked during re-roofing. Poor ventilation can lead to condensation in the loft.

People typically book a survey after spotting one of these:

  • Tiles or slates sitting out of line
  • Underlay at the eaves left exposed
  • Offcuts and broken tiles left behind
  • Cracked mortar at the ridge or hips

For any home in Bell's Corner, it is the small, early fault that is cheapest to put right.
