Why act early in Bell's Corner

Photos from a drone survey show how the roof looks today. Comparing them with later photos shows what has changed. It is useful for planning maintenance over the years. Around Bell's Corner, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and tell you. Prison sites also have drone restriction zones. We are often asked to look into standing water on a flat roof and storm damage on steep or tall roofs, across tall and steep roofs, fragile roofs and flat roofs on upper floors.

Older buildings in small places like Bell's Corner may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Around Bell's Corner, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Make sure pets are kept safely away
  • Make sure the loft hatch can be reached

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Bell's Corner questions

Are there drone restrictions around Bell's Corner?

Normally it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

Will you come out to Bell's Corner?

Yes, Bell's Corner is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How long is the visit?

It typically takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. We’ll confirm the timing when booking.

What will the report tell me?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Every flight is checked against the Drone Safety Map first. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

How the survey changes by roof type

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You cannot see it from the street at all, but it’s plain to see from the air.

Do you need a drone roof survey in Bell's Corner?

Strong winds can lift slates, tiles and ridge pieces. It is hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.

People usually book a survey after spotting one of these:

  • Plant growth and moss on the roof
  • Ponding and splits on a high flat roof
  • Ridge and hip pieces working loose
  • Blocked valleys and parapet gutters

If your house is among the older ones in the streets near Church of St Mary, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Before booking anyone

  • Whether the roof space is looked at, where there is one
  • What follow-up you get after the report
