Bell's Corner Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Bell's Corner and the rest of Essex. Surveys run seven days a week.
- Downpipes that are split or coming away
- Leaks at the gutter joints
- Water backing up from a hidden gutter
Gutter survey in Bell's Corner: what you get
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey downpipes, outlets and hoppers and valley gutters, and common reasons people get in touch are leaking or loose downpipes and fascia boards damaged by overflowing water.
In a small place like Bell's Corner, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why it’s worth a survey now in Bell's Corner
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. In a place like Bell's Corner, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

FAQs for Bell's Corner
Is Bell's Corner within the area you cover?
Yes. Bell's Corner is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in Bell's Corner listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
What do I do with the report?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Do you climb onto every roof?
Only where it’s safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
How fast do I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Common roof problems in Bell's Corner
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.
These are some of the problems a survey can pick up:
- Choked outlets or hopper heads
- Overflowing valley or parapet gutters
- Overflowing eaves gutters
- Dripping or leaking gutter joints
The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Local roofs in Bell's Corner
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Anyone responsible for a site like Stoke-by-Nayland Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we need to know
When you call or email, these details help:
- The property’s address and postcode
- Access details, like a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, such as an exchange date
A quick phone call is normally the easiest start: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Surveys for landlords and agents in Bell's Corner
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
The survey, step by step
The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Bell's Corner can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Dig out any old roof reports or invoices
- Keep pets in another room
