New Roof Snagging in Gilston
We carry out new roof snagging in Gilston and the rest of Essex. We survey seven days a week.
- Cracked lower roofs or marked walls after the work
- Gaps at new flashings
- Signs of condensation in the roof space
Roof by roof
Ridges, hips and verges
Cracked mortar or loose ridge tiles on a new roof are worth raising. We photograph any we find.
Slate roofs
Good natural slate is very long-lasting, so the laying matters. Cracked, slipped or uneven slates are noted.
How new roof snagging works in Gilston
Our report records what we see with photos and plain descriptions. If there is a disagreement about the work, it is between you and your roofer or builder. Our report gives you an independent record to refer to. The report does not price repairs or settle who is responsible, but it describes what we saw in plain terms. We survey ridges and verges, new-build homes and flashings and valleys, and common reasons people get in touch are cracked or slipped new tiles or slates and missing or blocked roof ventilation.
Being in a small place like Gilston makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

New roof snagging around Gilston
The wider area around Gilston has a long history of building, with Much Hadham Palace about 4.8 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own one of the older houses in the streets near Parish Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Gilston is about 2 miles north-west of Harlow, in Essex. Gilston gets the same service as everywhere else we work: a close look at everything that’s safely in view, photographs and a clear written report. Our area takes in places right across Essex, large and small. Chelmsford is in our area too.
All of CM20 is covered for new roof snagging, from the main roads to the quietest streets. Local streets include Pye Corner and Eastwick Road. If you’re just outside Gilston, we cover Eastwick (1 mile south-west), Little Parndon (1 mile south-west), Great Parndon (2 miles south), Staple Tye (3 miles south) and Roydon (3 miles south-west). Within a short drive, we also cover Brentwood (14 miles south-east), Loughton (10 miles south), Waltham Abbey (8 miles south-west), Great Dunmow (13 miles north-east), Epping (6 miles south) and Stansted Mountfitchet (9 miles north-east).

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Fixings and underlay hidden under the coverings
- Deciding who is at fault in a disagreement
- Areas out of view from every safe viewpoint
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.
What this survey covers

- New flat roofs
- Loft conversions and dormers

For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget.
Landlords and agents in Gilston book surveys as well as householders. A written report with photographs gives you a clear record of the new roof.
Why get it checked now?
A defects or warranty period does not last for ever. A snagging inspection before then leaves time to act. Outbuildings and barns around Gilston are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

FAQs for Gilston
Is Gilston within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Are flat-roofed garages and porches in Gilston worth including?
Often, yes, so mention it when booking. Flat-roofed garages and porches are common in new towns like Harlow, and older felt coverings may be near the end of their life.
Will you walk on the roof?
Only where it’s safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
Is this an asbestos survey?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
How the survey works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes about one to two hours for most homes, depending on how much new work there is to check. Older roofs in small places like Gilston can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, we note any deadlines and concerns.
- The roof is inspected from the ground, vantage points and the roof where safe.
- We work through ridges, verges, valleys and flashings.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.

- Missing or blocked roof ventilation
- Offcuts and broken tiles left behind
If you own a rental within reach of Harlow Town station, a roof report gives you a clear picture before you buy or settle up with a roofer.
