New roof snagging in Mowden

New roof snagging in Mowden: what you get

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted, and check the roof space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, so it’s worth raising early. It all goes in the report. We’re frequently asked to look into cracked lower roofs or marked walls after the work and vents that weren’t fitted or are covered, across ridges and verges, new flat roofs and loft conversions and dormers.

Some older homes in villages like Mowden are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Parts of the roof we cannot see safely
  • Deciding who is at fault in a disagreement
  • Fixings and underlay hidden under the coverings

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Buying a home or a new roof in Mowden

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. With Danbury Place about 3.3 miles south, Mowden sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Mowden is about 4 miles south-west of Witham, in Essex. Anywhere in Mowden, we can carry out new roof snagging at your property. Mowden is one of the places in Essex we cover for new roof snagging.

New roof snagging in CM3 are booked the same way as anywhere else. If you are just outside Mowden, we cover Hatfield Peverel (1 mile north-east), Boreham (1 mile west), Little Baddow (2 miles south), Springfield (3 miles west) and Danbury (3 miles south). What happens on the day

The visit has one job: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes an hour or two for most homes, depending on how much new work there is to check. Around Mowden, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

How to prepare

  • Unlock side gates and any roof access doors

Questions from Mowden

Will you come out to Mowden?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Mowden listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you deal with my roofer if there’s a problem?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. It is worth booking before your builder’s defects period ends.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. We note what couldn’t be seen.

What’s the best way to book?

Simply ring 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

What does a new roof inspection cost?

Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, phone 07833 053749 or email us.

Signs you need new roof snagging in Mowden

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.

Most people get in touch after spotting one of these:

  • Flashings not properly dressed or fixed
  • Cracked mortar at the ridge or hips
  • Damage to other parts of the building
  • Tiles or slates sitting out of line

Landlords with a home close to Hatfield Peverel station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before you book

  • What they won’t be able to tell you
  • What exactly goes into their report
  • Is VAT included in the price?
  • How much experience they have with roofs like yours

Getting in touch

Before you get in touch, it helps to have:

  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

What we look for on each type of roof

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. We photograph any we find.

Valleys

We check valley linings for splits and poor laps where they can be seen.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
