Leave it or get it looked at?

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. For older village homes like those around Mowden, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

About our roof leak investigation in Mowden

The aim is to find where the water is getting in and explain it. You get a report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. Typical surveys look at wet patches high on an inside wall and ceiling stains that grow after rain, across slate and tile slopes, chimney stacks and flat roof details.

Being in a small place like Mowden makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Carrying out the fix
  • A structural engineer’s report
  • Leaks from plumbing, tanks or pipework rather than the roof

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roof details
  • The roof space
  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings

What we do, step by step

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, it typically takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Somewhere like Mowden needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photographs, the likely entry point and recommendations.

How to prepare

  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed

Leaks and storm damage in Mowden

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in. The wider area around Mowden has a long history of building, with Danbury Place about 3.3 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Hatfield Peverel station, tracing a leak quickly matters when a tenant is living with it.

How the survey changes by roof type

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Valleys

Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Tell us if there are tanks or pipes in the loft
  • Don’t touch fittings that water is reaching
  • Leave roof access to professionals
  • Tell us about any past repairs to the roof

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that is not clear.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
