Common questions in Ardley End

Do you carry out roof surveys in Ardley End?

Yes, Ardley End is one of the places we work. The survey and report are the same in Ardley End as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Ardley End is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How do I book a survey in Ardley End?

Just ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you lift tiles to check the fixings?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

How much time does a snagging visit need?

It typically takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. You will know roughly how long when we arrange it.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

New roof snagging in Ardley End: what you get

A new roof is a big spend, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the roof and around the property. You get a photo-illustrated written report to share with your roofer. It is an independent check, separate from the roofer who did the work. We survey flashings and valleys, new-build homes and replacement roofs, and the problems we are asked to look at most are gutters blocked by building debris and cracked lower roofs or marked walls after the work.

For a small place like Ardley End, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it typically takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Ardley End, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Check we can get to the back of the property
  • For flats, check roof access has been agreed

Advice

Common roof problems in Ardley End

A roof is hard for most owners to see properly. From the pavement, many faults are invisible before you pay.

People usually book a survey when they’ve noticed something like this:

  • Ridge and hip tiles not properly fixed
  • Debris left in gutters or valleys
  • Gaps at new flashings
  • Verge tiles or slates not secured

If you own a rental within reach of Sawbridgeworth station, a written report helps before buying a rental or paying for a new roof on one.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

What new roof snagging looks like in Ardley End

Barrington Hall, about 2.4 miles north-east, is one of the historic houses in the wider area around Ardley End. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If your house is among the older ones in the streets near Holy Trinity Church, the roof may have had decades of patch repairs, and the survey shows where they are.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What affects the price in Ardley End

A few things affect what a survey costs:

  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT, and the report isn’t charged as an extra. New roof snagging starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

A little information up front helps. It’s useful to include:

  • The kind of building and roof involved
  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access

Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

What new roof snagging doesn’t cover

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Whether the roof will leak in future
  • Fixings and underlay hidden under the coverings
  • Settling a dispute with your roofer or builder

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
