What affects the price in Little End

The price reflects the time and kit the roof needs. That comes down to:

  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

Here’s what helps us most when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from the ground or a window
  • The property’s address and postcode
  • What made you get in touch

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

New roof snagging in Little End

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it’s visible as well as the gutters. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. We survey flashings and valleys, new flat roofs and loft conversions and dormers, and the problems we are asked to look at most are debris left in gutters or valleys and cracked mortar at the ridge or hips.

Older buildings in small places like Little End may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Why act early in Little End

Small faults on a new roof can grow. A slipped verge tile or a loose flashing may let water through during the first winter. Finding them early means they can be dealt with quickly. Older and listed buildings around Little End may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Tips that help

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Tips:

  • Arrange the inspection before settling the final bill
  • Keep the contract and invoices together
  • Send the snagging report to your roofer
  • Tell your roofer the work will be inspected

Keep the report with any warranty papers from your roofer. It’s a dated record of the roof at handover.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

How the survey works

The visit has one job: to see as much of the new roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Somewhere like Little End needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices

Book a survey

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

When to book a survey in Little End

Ventilation is sometimes missed or blocked during re-roofing. Poor ventilation can lead to condensation in the loft.

Typical things we’re asked to look at include:

  • Poorly finished verges
  • Gutters or fascias damaged during the job
  • Underlay ending short at the eaves
  • Gutters blocked by building debris

For an older house near a landmark such as Church of St Margaret of Antioch, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before booking

  • What exactly goes into their report
  • How they plan to inspect the roof safely
  • Are they insured for the work?
  • Whether VAT is in the quoted price

Questions from Little End

Is Little End in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is Little End within the area you cover?

Yes, Little End is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.
