Gutter survey in Little End: what you get

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are water spilling over the gutter edge and rotten fascias or stained soffits, on parapet and box gutters, eaves gutters and downpipes.

Some older homes in villages like Little End are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

How we price gutter surveys

Prices vary from roof to roof, and it comes down to:

  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Roof area
  • The package you choose: Basic, Standard or Premium

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What helps most when you contact us:

Little End: your questions answered

Will you come out to Little End?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Little End is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or use the contact form.

Does the season matter for a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Will you go up on the roof?

Only where it is safe to do so. We check everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Is a CCTV drain survey included?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Local roofs in Little End

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Little End has a long history of building, with Hill Hall about 3.3 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If your house is among the older ones in the streets near Church of St Margaret of Antioch, its chimney, valleys and lead work are likely to be the parts that need attention first.

Little End is about 5 miles north-west of Brentwood, in Essex. Little End gets the same service as everywhere else we work: a close look at what can safely be seen, photographs and a clear written report. Our Essex coverage includes Little End. Chelmsford is in our area too.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Check the loft with care after heavy rain
  • Check downpipe clips are holding
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

What happens if roof problems are left?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a small place like Little End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we look for on each type of roof

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at a house, depending on how many gutter runs and downpipes there are. Around Little End, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Make sure the loft hatch can be reached
  • Tell us about parking before the day

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
