Gutter surveys in Hare Street

Gutter survey in Hare Street: what you get

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey downpipes, outlets and hoppers and eaves gutters, and people most often book us about joints that drip after rain and gutters packed with leaves or moss.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

How it works

Every roof is different, but as a rough guide the survey takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we’re there. Older roofs in small places like Hare Street can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • Make sure the loft hatch can be reached
  • Show us where any leaks or stains appear
  • If you’re buying, let the agent know when we are coming

Advice

Leave it or get it looked at?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Older cottages and farmhouses around Hare Street can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Hare Street: your questions answered

Is Hare Street within the area you cover?

Yes, Hare Street is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Hare Street listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or send us an email.

Do you use drones?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What’s in the survey report?

A report with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What we look for on each type of roof

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets as far as they can be seen safely. Missing lead is something we check for too.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Blockages deep inside downpipes
  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of buried drains

  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes
  • Outlets and hoppers

When to book a survey in Hare Street

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

We are often asked to look at:

  • Rotten fascias or stained soffits
  • Dripping or leaking gutter joints
  • Blocked outlets and hoppers
  • Leaves and moss blocking gutters

The streets around a church like Church of St Margaret of Antioch are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
