New Roof Snagging in Vange
Checking a new or replacement roof for snags in Vange, carried out by an experienced roof surveyor. You get a clear written report with photographs.

- Poorly finished verges
- Damage to other parts of the building
New roof snagging in Vange: what you get
A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a written report with photos that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. If you’re worried about flashings not properly dressed or fixed and gutters blocked by building debris, a survey will tell you what’s going on.
In a smaller place like Vange, some houses face open ground, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather usually shows first. Whether you are buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Note the end of any warranty or defects period
- Book snagging before the final payment
- Check ceilings and the loft after heavy rain
- Agree snagging with your roofer at the start
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.
Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.
What we do, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Vange is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- Flashings, valleys, gutters and visible underlay at the eaves are looked at.
- Where it is safe, we check the loft, then look for debris or damage left behind.
- We send a report with photos of each snag.
How to prepare
- Make a note of anything you’d like us to look at
- Let us know about parking before the day
- Keep pets out of the way during the survey

Common questions in Vange
How do I find out if my home in Vange is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
My home in Vange has a flat-roofed garage or porch. Is it worth having that looked at?
It is often worth it, as these roofs are easy to forget. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
How long will you be on site?
Most house visits take about 1–2 hours, and longer for large or complex roofs.
How soon after the work should I book a snagging inspection?
Ideally before you make the final payment so snags can be raised while the job is still open. If that is passed, book before any defects or warranty period ends.
Do you get involved if the roofer disagrees with the report?
No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.
How do I book a survey in Vange?
It is easiest to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.

Do you need new roof snagging in Vange?
Flashings at walls and chimneys often need attention. Loose or badly fitted flashings can let water in sooner rather than later.
Things that frequently lead to a survey include:
- Tiles or slates sitting out of line
- Underlay not dressed into the gutter
- Loose or badly finished ridge tiles
- Gutters or fascias damaged during the job
Take an older house close to St Chad: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What new roof snagging looks like in Vange
The coast is about 4 miles or less from Vange, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Landlords with a home close to Pitsea station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What we cannot see
In fairness, there are limits to any roof survey:
- How the roof will perform for years to come
- Fixings and underlay hidden under the coverings
- Deciding who is at fault in a disagreement
If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.
What we check

- Flashings and valleys
What affects the price in Vange
To price your survey, we look at:
- Extra roofs, like extensions, dormers or garages
- The roof’s overall size
- How tall the building is and how easy the roof is to see
- Whether you choose the Basic, Standard or Premium Survey
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Booking your survey
Before you get in touch, it helps to have:
- Where any leaks, stains or damp patches show inside
- What made you get in touch
- Whether there’s a loft hatch, a shared roof or tricky access
- The address and postcode of the property
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
