Roof Survey in Vange
Roof surveys in Vange and the rest of Essex. We survey on weekdays, Saturdays and Sundays.
- Cracked mortar along the ridge
- Blocked, sagging or leaking gutters
- Leaning or weathered chimney stacks
How a roof survey works in Vange
Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey the roof space, flat roofs and ridges, hips and valleys, and the problems we are asked to look at most are loose ridge or hip tiles and loose chimney pots.
Around Vange, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
The report records the roof as we found it on the day. It’s useful right away, and a good reference for later.

What affects the cost of roof surveys
We confirm the exact price before you book. This is what makes a difference:
- House, block, shop or office
- Any need for thermal images or a drone flight
- Roof area
- How complicated the roof is, with its valleys, chimneys and parapets
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
What to tell us when you contact us
A few details help us point you to the right survey and price. When you contact us, it is useful to mention:
- Any deadline, such as an exchange date
- What made you get in touch
- Any marks or damp showing indoors
- How the loft is reached, if there is one
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.
Vange questions
Should a flat-roofed garage or porch in Vange be checked too?
It is often worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
Does a conservation area affect roof work in Vange?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
How long does a roof survey take?
The visit typically takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. We’ll give you an idea of timing when booking.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What a roof survey looks like in Vange
Vange is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Trees in and around Vange Hill shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you run a business near Eastgate Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like Ryedene Primary and Nursery School will know that large buildings have long gutter runs and big roofs that need checking like any other.
Vange is about 1 mile south-east of Basildon, in Essex. Roofs in Vange get the same thorough look as anywhere else in Essex. We cover towns and villages across Essex, large and small. There is also a page for Chelmsford.
Roof surveys in SS16, SS14 and SS13 work the same way as everywhere else we cover. Whether your property is on High Road, Beech Road and London Road or a nearby road, we can survey it. Being close to the A13, Vange is simple for us to get to. If you are just outside Vange, we cover Basildon (1 mile north-west), Fobbing (2 miles south-west), Lee Chapel (2 miles west), Noak Bridge (3 miles north-west) and Corringham (3 miles south). We also work in nearby towns such as Chelmsford (12 miles north), Brentwood (9 miles north-west), Maldon (14 miles north-east), Canvey Island (5 miles south-east), Billericay (5 miles north-west) and Rayleigh (5 miles north-east).
Around Vange
Typical jobs here are in homes near Barstable School, Vange Hill and The Basildon Lower Academy and the streets around them. For rail, the closest station is Pitsea station, about 0.9 miles east. A little further out are The Motor Boat Museum (within half a mile north-west) and Eastgate Shopping Centre (1.3 miles north-west). Green spaces nearby include Vange Marsh RSPB nature reserve.
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- How the roof will behave in every kind of weather
- A full building survey of the property
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before booking. The full list of what we check.
What we look at
- Ridges, hips and valleys
- Clay and concrete tiles
- The roof space
- Chimney stacks
- Lead flashings
- Natural slate
- Flat roofs
How the survey changes by roof type
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.
What happens if roof problems are left?
A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time. On a bungalow or cottage around Vange, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around Vange, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Getting ready for the survey
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand
- Make sure the loft hatch can be reached
