What affects the price in Wyatt's Green
Survey packages start from £150, with VAT included. The price for your roof depends on:
- House, block, shop or office
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Helping us price your survey
A little information up front helps. It is useful to include:

- Your timetable, such as an exchange date
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email with the address and the days you’d prefer.
New roof snagging in Wyatt's Green: what you get
The best time for snagging is before the final payment while the roofer can still come back easily. If that’s passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photographs, ready to pass on before the deadline. Common reasons to book are cracked mortar at the ridge or hips and underlay at the eaves left exposed, on flashings and valleys, loft conversions and dormers and ridges and verges.
In a village or hamlet like Wyatt's Green, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof
Clay and concrete tiles
Verge and eaves tiles are where snags frequently show on tiled roofs. We check them closely.
Flashings
Loose or badly dressed flashings are a common snag. We photograph any we find.
Rented homes, blocks and businesses
Any of our surveys can be booked by landlords, agents and building managers in Wyatt's Green. To discuss a property or a block, call 07833 053749 or email us.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
New roof snagging in Wyatt's Green: local notes
Historic houses such as Ingatestone Hall, about 3.5 miles east, show how far back building in the area around Wyatt's Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
For landlords with property near Shenfield station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you own one of the older houses in the streets near Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What we do, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as Wyatt's Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We agree what to focus on, such as a payment date or a warranty period ending.
- The roof is inspected from the ground, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
Before we arrive
- Leave a clear route to the loft
- Point out any leaks or damp patches
- Leave side gates unlocked

Common questions in Wyatt's Green
Is my home in Wyatt's Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Is Wyatt's Green within the area you cover?
Yes, Wyatt's Green is on our map. Villages and rural addresses get the same survey as a town house.
Will you deal with my roofer if there’s a problem?
No, we report on the roof and do not take sides. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
How much time does a snagging visit need?
It typically takes about 1–2 hours at a typical home, and longer for a large or complex roof. You will know roughly how long when we arrange it.
What’s the best time to have a new roof checked?
Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s under the new coverings
- Deciding who is at fault in a disagreement
- A promise that the roof will not leak
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.
Roof types and parts we check

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
