About our thermal roof survey in Wyatt's Green

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. We survey commercial roofs, flat roofs and pitched roof slopes, and common reasons people get in touch are damp that repairs haven’t cured and areas losing heat at the eaves and junctions.

Some older homes in villages like Wyatt's Green are listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Do you need a thermal roof survey in Wyatt's Green?

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

A survey makes sense if you’ve noticed:

  • Areas of a flat roof that may hold water
  • Wet areas near outlets and upstands
  • Gaps in loft insulation
  • Water getting in at parapets and stacks

For an older house near a landmark such as Church of All Saints, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Before booking any roof surveyor

  • What the survey won’t cover
  • Is there a chance to talk the report through?
  • What insurance they carry
  • What experience they bring

What’s in a roof survey

Drones, thermal imaging and Wyatt's Green roofs

Ingatestone Hall, about 3.5 miles east, is one of the historic houses in the wider area around Wyatt's Green. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in Essex often have clay tiles and weatherboarding, alongside plenty of post-war and newer estates. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

If you look after a building like Doddinghurst Infant School, a view from above covers a wide roof far faster than walking it.

Wyatt's Green questions

Do you carry out roof surveys in Wyatt's Green?

We do. Every survey there gets the same written report with photographs.

Will you come out to Wyatt's Green?

Yes. Wyatt's Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

How long does the survey take?

Time on site depends on the roof, but most surveys take an hour or two for most houses, and about three to four hours for a commercial roof. The written report follows by email.

Will thermal imaging find my leak?

It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, like electronic leak detection.

How much does a thermal roof survey cost?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Wyatt's Green frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Show us where any leaks or stains appear
  • If you are buying, let the agent know when we are coming

Getting a price

Once you know what you need, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Roof by roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Useful tips for Wyatt's Green property owners

These tips come from what we see on roofs every week:

  • Take photos of stains as they appear, so we can compare
  • Check from the ground or a window, never by climbing
  • Check the loft can be reached safely
  • Keep outlets and gutters clear to stop water sitting

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

What a thermal roof survey does not cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A structural engineer’s assessment
  • Hidden layers that need to be opened up to check
  • Seeing water directly, as the camera shows temperature, not moisture

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
