Thermal roof surveys for homes and businesses in Beggar Hill

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We are often asked to look into wet insulation beneath the membrane and cold areas below the roof, across commercial roofs, insulated roof spaces and loft conversions.

In a small place like Beggar Hill, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Beggar Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How we price thermal roof surveys

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

Booking your survey

We’ll usually ask about:

  • Your timetable, like an exchange date
  • The property’s address and postcode
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors

Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Why it’s worth a survey now in Beggar Hill

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. Older cottages and farmhouses around Beggar Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Drones, thermal imaging and Beggar Hill roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Historic houses like Ingatestone Hall, about 2.2 miles south-east, show how far back building in the area around Beggar Hill goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings like Anglo European School, a drone or thermal camera can show a large roof in a single visit. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

What a thermal roof survey doesn’t cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Hidden layers that need to be opened up to check
  • Insulation values or heat loss calculations
  • Readings unaffected by sun, shade or reflections

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Move stored items away from the loft hatch
  • Do not switch the heating off before the visit
  • Take photos of stains as they appear, so we can compare
  • Keep the report to compare against after any repair

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
