What happens if roof problems are left?
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. Around Wyatt's Green, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

About our chimney survey in Wyatt's Green
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you’re worried about a stack that appears to lean and staining on walls around the chimney, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Wyatt's Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes an hour or two at a house, as part of a look at the roof around the stack. Somewhere as small as Wyatt's Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- You get a photo-illustrated written report and our recommendations.
Before we arrive
- Let us know where we can park nearby
- Unlock side gates and any roof access doors

Common questions in Wyatt's Green
Is Wyatt's Green within the area you cover?
Yes, Wyatt's Green is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Is my home in Wyatt's Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
Do you need to go on the roof to check the chimney?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.
What should I do with a chimney I do not use?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
How long is the visit?
It normally takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. We’ll confirm the timing as you book.
When you need someone else
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Hidden damage within the stack
- Hidden sides of a shared stack
- The inside of the flue, which needs a sweep or flue specialist

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.
We’re often asked to look at:
- Signs that a stack is leaning
- Redundant stacks capped without ventilation
- Loose, cracked or missing pots
- Frost-damaged brickwork on the stack
Landlords with a home close to Shenfield station may find that the gap between tenancies is a good time to have the roof looked at.

Local roofs in Wyatt's Green
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Wyatt's Green has a long history of building, with Ingatestone Hall about 3.5 miles east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
Anyone responsible for a site like Doddinghurst Infant School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What you can safely check yourself
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Use the report as a baseline for future checks
- Glance at the stacks from the street now and then
- Note any damp on chimney breasts and when it appears
- Check unused flues are capped with ventilation
The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.
Make sure fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
