New roof snagging in Tiptree Heath
Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It’s all recorded with photos. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. Finding these early makes them easier to raise. Common reasons to book are tiles or slates sitting out of line and loose or badly finished ridge tiles, on new-build homes, loft conversions and dormers and replacement roofs.
Being in a small place like Tiptree Heath makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we are asked to look at in Tiptree Heath
Flashings at walls and chimneys frequently need attention. If they’re poorly dressed or fixed, water can get in at the first heavy rain.
People usually book a survey when they’ve noticed one of these:
- Underlay at the eaves left exposed
- Tiles or slates sitting out of line
- Verge tiles or slates not secured
- Vents that weren’t fitted or are covered
Layer Marney Tower lies about 3.2 miles north-east, so building around Tiptree Heath goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
Questions to ask before booking
- What’s outside the scope of the survey
- Whether VAT is added on top
- How long they’ve been surveying roofs
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Local roofs and buyers in Tiptree Heath
Tiptree Heath lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a close look whether you are buying or signing off new work. Older buildings in Essex frequently have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you let a flat or house near Kelvedon station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you own one of the older houses in the streets near Church of St Luke, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Tiptree Heath is about 4 miles east of Witham, in Essex. From houses to flats and shops in Tiptree Heath, we can survey the roof. Across Essex, we cover Tiptree Heath. Chelmsford is in our area too.
We survey roofs across the CO5 postcode area for new roof snagging. We cover properties on Simpsons Lane, Maldon Road and West End Road and the roads around them. What new roof snagging doesn’t cover
To be straight with you, a roof survey has limits:
- A promise that the roof will not leak
- Details hidden from sight
- Deciding who is at fault in a disagreement

Tiptree Heath questions
Is my home in Tiptree Heath listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do roofs near the sea, like those around Tiptree Heath, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How much is new roof snagging?
Our price is from £150, including VAT. The price depends on the size of the roof and the access. For a price, ring 07833 053749 or email us.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
What does a new roof inspection include?
Everything we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.
The survey, step by step
The visit has one job: to see as much of the new roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at most homes, and about three to four hours for a commercial roof. Somewhere like Tiptree Heath needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- First, you tell us what the roofer did and any concerns you have.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
- Where it is safe, we check the loft, then look for debris or damage left behind.
- The snags are written up with photos for you to share with your roofer.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller
- Find any records of previous roof work
How to book
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Checking the roof from the ground
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.
