How a storm damage roof report works in Shotgate

When a storm has damaged your roof, a written record can help you explain it to your insurer. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We are not loss adjusters, and we can’t say whether a claim will be paid. What you get is an independent view of the roof’s condition. Common reasons to book are damaged flat roof membrane and roofs hit by falling trees, across slate and tile slopes, chimney stacks and gutters and fascias.

Somewhere as small as Shotgate, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Common roof problems in Shotgate

When you claim, your insurer may ask for evidence of the damage and its cause. A written report with photos gives you something clear to pass on. The decision still rests with the insurer.

Most people get in touch when they’ve noticed something like this:

  • Roofs hit by falling trees
  • Flat roof edges peeled back
  • Gaps where slates or tiles have gone
  • Gutters pulled loose in the wind

For landlords with property near Battlesbridge station, tracing a leak quickly matters when a tenant is living with it.

Before you book any roof surveyor

  • Their report turnaround times
  • Is VAT included in the price?

What a good roof survey covers

Storm damage roof reports in Shotgate: local notes

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. Different coverings let water in at different points, which shapes where the search starts.

Anyone responsible for a site like Beauchamps High School will know that on a building that size, finding the source of a drip means looking well beyond the stain. If you own one of the older houses in the streets near Church of St Nicholas, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Shotgate is about 1 mile east of Wickford, in Essex. Roofs in Shotgate get the same thorough look as anywhere else in Essex. Our area takes in places right across Essex. We also survey roofs in Chelmsford.

Surveys for landlords and agents in Shotgate

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we’ll plan the visit with that in mind.

What affects the price in Shotgate

Prices vary from roof to roof, and it comes down to:

  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before you book.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey

A quick phone call is typically the easiest start: call 07833 053749 or use the contact form. You will have a price before anything is arranged.

What a storm damage roof report doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Your insurer’s view of the claim
  • Negotiating a claim settlement
  • What’s beneath slates, tiles or membranes

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What happens if roof problems are left?

If the damage is partly wear and tear, it’s better to know. We record storm damage and older defects, so there are no surprises later. Where a roof is exposed, as many are in small places like Shotgate, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Shotgate questions

Is Shotgate in the area you cover?

Yes. Our area covers London and South East England, and Shotgate is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is Shotgate within the area you cover?

Yes, Shotgate is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Will you deal with the insurance company for me?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about one to two hours for most homes, depending on how much of the roof was hit. The report is sent afterwards by email.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Shotgate frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can be seen safely, including the loft where there’s access.
  3. Each area of damage is photographed and described.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. The findings are written up with photographs for you to share with your insurer.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear
  • Mention any parking restrictions on your street
