Your questions about gutter surveys in Runwell
Can a landlord with a rental near Wickford station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.
How do I find out if my home in Runwell is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
Is there a good time of year to book a gutter survey?
Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.
Are hidden gutters like valleys and box gutters included?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.
About our gutter survey in Runwell
Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. Typical surveys look at leaves and moss blocking gutters and rotten fascias or stained soffits, on downpipes, outlets and hoppers and parapet and box gutters.
Around Runwell, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Rot or damp concealed behind fascias or inside walls
- What’s hidden inside a downpipe
- Hidden sections we can’t view safely
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.
Roof types and parts we check
- Outlets and hoppers
- Parapet and box gutters
- Valley gutters
- Fascias and soffits
- Downpipes
- Eaves gutters
How the survey changes by roof type
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check the joints, brackets and falls.
What affects the price in Runwell
When we price a survey, we consider:
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
- Roof area
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.
Getting in touch
If you can, have these to hand when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- Whether there is a loft hatch, a shared roof or tricky access
- Your postcode, so we can check access and travel
- What kind of property and roof it is
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or send us an email.
Tips that help
You do not need to be a roofer to help. What helps most:
- Check the loft with care after heavy rain
- Book gutter clearing once a year, more frequently near trees
- Look out for overflows when it pours
- Check that downpipes are firmly fixed to the wall
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
Landlord and commercial surveys in Runwell
Any of our surveys can be booked by landlords, agents and building managers in Runwell. To discuss a property or a block, phone 07833 053749 or send us an email.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. A visit to Runwell is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
Book a survey
A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

What a gutter survey looks like in Runwell
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Landlords with a home close to Wickford station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like Runwell Community Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
