Surveys for landlords and agents in Balstonia
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.
How a thermal roof survey works in Balstonia
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey flat roofs, commercial roofs and ceilings below the roof, and people most often book us about possible trapped moisture under a flat roof covering and damp that repairs haven’t cured.
Around Balstonia, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

FAQs for Balstonia
Is Balstonia in the area you cover?
Yes. Our area covers London and South East England, and Balstonia is part of that. You can phone 07833 053749 or send us an email with the address and some details.
Is Balstonia within the area you cover?
Yes. Balstonia is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
Will the survey show heat loss through my roof?
Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll plan the survey around it.
How it works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Being in a smaller place like Balstonia does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Before the survey
- Clear the way to the loft hatch
- For flats, check roof access has been agreed
- If it isn’t your property yet, arrange access through the agent

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
Related advice
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Useful tips for Balstonia property owners
Here are a few things we’d tell any owner, before and after a survey:
- File the images with your roof records
- Ask us about the forecast if rain is expected
- Clear a path to the loft hatch before we arrive
- Note where damp appears and after what weather
If the images suggest moisture that can’t be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
Thermal roof surveys in Balstonia: local notes
The coast is about 2 miles or less from Balstonia, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you look after a shop, office or commercial unit, for instance near Eastgate Shopping Centre, big, flat commercial roofs are where close-up aerial shots and thermal images help most. For an older house near a landmark like Church of St Margaret of Antioch, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building like St Joseph's Catholic Primary School, a drone or thermal camera can show a large roof in a single visit.

Why act early in Balstonia
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. With lower homes, common in places like Balstonia, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Honest limits
It’s a careful look at the roof, not the whole story. Its limits include:
- The condition of timbers we can’t see
- Whether the deck or roof structure is strong enough
- Confirming water without moisture readings
