Thermal roof surveys in Fobbing

Landlords, agents and block managers in Fobbing

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Thermal roof surveys for homes and businesses in Fobbing

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. Typical surveys look at water getting in at parapets and stacks and missing or slipped insulation, on ceilings below the roof, pitched roof slopes and insulated roof spaces.

In a village or hamlet like Fobbing, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are checked ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Flying and imaging in Fobbing

Fobbing lies within about 3 miles of the sea, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.

The streets around a church like Church of St Michael are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings like Ortu Corringham Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Fobbing is about 2 miles north-east of Stanford-le-Hope, in Thurrock. We visit Fobbing as part of our work across Thurrock, for homes and businesses alike. Fobbing is one of the towns and villages in Thurrock where we work for thermal roof surveys. Chelmsford is in our area too.

Why get it checked now?

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. Older cottages and farmhouses around Fobbing can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Prices quoted always include VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

How we price thermal roof surveys

We confirm the exact price before you book. These are the things that affect it:

  • Roof area
  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed

Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What to let us know when you contact us

A few details help us point you to the right survey and price. When you contact us, it helps to mention:

  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside

Not sure which survey you need? It’s easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • A formal energy assessment
  • Clear results when the conditions on the day are poor

Your questions about thermal roof surveys in Fobbing

Do you cover smaller places like Fobbing?

Yes. Fobbing is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is Fobbing in the area you cover?

Yes, Fobbing is one of the places we work. Every survey there gets the same written report with photographs.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

What we are asked to look at in Fobbing

Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. A thermal camera adds another way of finding them.

Most people get in touch when they’ve noticed something like this:

  • Leaks that are hard to trace
  • Damp that repairs haven’t cured
  • Cold spots on ceilings under the roof
  • Damp where roofs meet walls and chimneys

If you run a business near Eastgate Shopping Centre, large commercial roofs are often easiest to see from above or with a thermal imager.

Before booking anyone

  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?
  • Which limits apply to the survey
  • Whether you get a written report with photos

What’s in a roof survey

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Fobbing can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
