How a thermal roof survey works in Grays

A thermal camera can help when the cause of damp isn’t obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. If you’re worried about damp patches with no obvious cause and damp around roof outlets and upstands, a survey will tell you what’s going on.

Older homes in a town like Grays may lose heat through roofs with little or no insulation. Thermal imaging can show where heat escapes, and it can also point to damp patches. It shows temperature, so anything that looks like moisture is checked with a meter, while drone photos show the outside of the same roof. Results depend on conditions, so the timing of the visit matters.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two at most homes; commercial roofs usually need 3–4 hours. In Grays, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work when you book.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Dig out any old roof reports or invoices
  • If it isn’t your property yet, arrange access through the agent
  • Keep pets out of the way during the survey

Advice

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Don’t climb onto the roof to look for leaks yourself
  • Make sure the loft can be reached safely
  • Talk to us about the weather when booking
  • Photograph damp patches with the date

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Flying and imaging in Grays

Grays is within about 4 miles of the coast, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you look after a shop, office or commercial unit, for instance near Lakeside Shopping Centre, a commercial roof can be photographed from above without anyone walking on it. For site and facilities teams at buildings like Quarry Hill Academy, a drone or thermal camera can show a large roof in a single visit.

Grays is about 5 miles north-east of Dartford, in Thurrock. Grays gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our Thurrock coverage includes Grays. For surveys nearby, see our Maidstone page.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

What affects the price in Grays

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

A little information up front helps. It helps to include:

  • Anything about access we should know
  • Any marks or damp showing indoors
  • What made you get in touch
  • Dates you are working to, such as exchange

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

Questions from Grays

Is there anything to prepare before you come to Grays?

Very little. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy.

Is Grays in the area you cover?

Yes, Grays is within the area we cover. We work right across London and the South East. Just call 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long does the survey take?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Common roof problems in Grays

People often book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

Here are some of the things we see often:

  • Leaks far from where the stain appears
  • Damp around chimneys and parapets
  • Moisture around outlets and upstands
  • Cold areas below the roof

For an older house near a landmark such as St John the Evangelist, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What experience they bring
  • Whether you can ask questions once you have the report
  • Whether VAT is added on top

What a good roof survey covers

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An energy rating for the building
  • Confirming water without moisture readings
  • Readings unaffected by sun, shade or reflections

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.
