Gutter surveys for homes and businesses in Greenhithe

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed leaves and moss blocking gutters and leaks at the gutter joints, a survey will tell you what’s going on.

Trees around homes in smaller places like Greenhithe drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Roof by roof

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Cast iron gutters

Cracks frequently open on the back of cast iron downpipes, so we look closely at the walls around them.

Greenhithe: your questions answered

Is Greenhithe within the area you cover?

Yes. Greenhithe is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can a landlord with a rental near Greenhithe for Bluewater station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or use the contact form and let us know about the building.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

Do you look in the loft space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How do I arrange a gutter survey in Greenhithe?

Just call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

When to book a survey in Greenhithe

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

Problems we come across frequently include:

  • Blocked outlets and hoppers
  • Overflowing eaves gutters
  • Gutters full of debris and silt
  • Cracked or loose downpipes

Trees in and around Castle Hill Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What to check before booking

  • Whether VAT is in the quoted price
  • Their drone registration, if they fly one
  • Which viewpoints they use to see the roof
  • How long the report takes to arrive

What a roof survey includes

Gutter surveys around Greenhithe

Greenhithe is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you look after a shop, office or commercial unit, for example near Bluewater, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Greenhithe for Bluewater station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips that help

From years of surveys, a few habits stand out:

  • Keep climbers away from the eaves
  • Watch the gutters during heavy rain
  • Have gutters cleared at least once a year
  • Leave gutter checks at height to someone equipped for it

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it’s ready.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for most houses, and longer for a large or complex roof. In a smaller place like Greenhithe, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared
  • Unlock side gates and any roof access doors
