About our gutter survey in Bean
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We are often asked to look into blocked outlets and hoppers and water spilling over the gutter edge, across fascias and soffits, valley gutters and eaves gutters.
In a small place like Bean, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- The inside of a downpipe along its whole length
- Parts of gutters that cannot be seen safely
- What’s behind fascias and inside walls
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.
What we look at
- Downpipes
- Valley gutters
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
- Outlets and hoppers
How the survey changes by roof type
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. The survey usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Bean, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
Preparing for the visit
- Let us know about parking near the property
- Move anything stored under the loft hatch
- If you are buying, check with the agent that we can get in

Gutter surveys in Bean: local notes
The coast is about 5 miles or less from Bean, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you live near a park such as Beacon Wood Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For landlords with property near Greenhithe for Bluewater station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions from Bean
Do you survey roofs for landlords with property near Greenhithe for Bluewater station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.
Is my home in Bean listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or use the contact form.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Signs you need a gutter survey in Bean
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
Look out for signs like these:
- Hoppers and outlets full of debris
- Gutters that have fallen out of line
- Joints that drip after rain
- Fascia boards damaged by overflowing water
For businesses in and around places such as Bluewater, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
What to check before booking
- Whether any drone flown is registered with the CAA
- Whether you get a written report with photos
- What they will not be able to tell you
- Their track record with similar roofs
