Gutter surveys in Green Street Green

Gutter survey in Green Street Green: what you get

We survey gutters and rainwater systems in Green Street Green and right across London and South East England. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it’s safe. A visit usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photos and recommendations. If you’ve noticed joints that drip after rain and choked outlets or hopper heads, we can find out what’s behind it, whatever the roof.

Somewhere as small as Green Street Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a gutter survey does not cover

It is a careful look at the gutter, not the whole story. Its limits include:

  • Confirming asbestos in older rainwater goods
  • Parts of gutters that can’t be seen safely
  • Damage hidden inside walls or behind boards

Roof types and parts we check

  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Look for downpipes coming loose
  • Watch the gutters during heavy rain
  • Keep climbers away from the eaves
  • Check from ground level or a window, not a ladder

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Roofs, chimneys and gutters in Green Street Green

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Shop and office owners around Bluewater may find that a dated report on the roof is useful for planning and for any lease discussions. If you own a rental within reach of Longfield station, the gap between tenancies is a good time to have the roof looked at. Homes near green spaces such as Beacon Wood Country Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
