About our gutter survey in Grubb Street

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey downpipes, outlets and hoppers and parapet and box gutters, and the problems we are asked to look at most are joints that drip after rain and soffits marked by water.

In a village or hamlet like Grubb Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a gutter survey looks like in Grubb Street

With Lullingstone Castle about 5 miles south-west, Grubb Street sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Greenlands Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for instance near Bluewater, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Longfield station, the gap between tenancies is a good time to have the roof looked at.

Different roofs, different checks

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

What a survey costs

To price your survey, we check:

  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • Whether it is a home or a commercial building
  • Height and safe access

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

Before you get in touch, it helps to have:

  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Your timetable, like an exchange date
  • Where water is showing inside, if it is

To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

FAQs for Grubb Street

Can a landlord with a rental near Longfield station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Grubb Street listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or drop us an email.

Do you look in the loft space?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. Just phone 07833 053749 or send us an email to arrange a day.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Check for spilling water in a downpour
  • Check that downpipes are firmly fixed to the wall
  • Look for green streaks or damp patches on walls
  • Get trees that overhang the gutters trimmed

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Grubb Street can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photographs and recommendations follows.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Pipes below ground level
  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
