How a gutter survey works in Stone

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely, from the ground, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, eaves gutters and downpipes, and people most often book us about gutters overflowing in heavy rain and leaking or loose downpipes.

Around Stone, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

What a survey costs

Prices always include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • The type of building, from a house to a block or an office

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • What kind of property and roof it is
  • Any deadline, such as an exchange date
  • Anything about access we should know
  • Any photos you have, taken from ground level or a window

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or send us an email.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What a gutter survey looks like in Stone

The coast is about 5 miles or less from Stone, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. With Hall Place and Gardens about 4.8 miles west, Stone sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Stone St Mary's CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you run a business near Bluewater, a roof report helps plan work around trading rather than after a leak. If you live near a park like Darenth Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Stone is about 2 miles east of Dartford, in Kent. Whether the building in Stone is a house, a flat or a commercial unit, we can survey the roof. Stone is one of the towns and villages in Kent we cover. London is in our area too.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s hidden inside a downpipe
  • Hidden sections we cannot view safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Parapet and box gutters
  • Downpipes
  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Being in a smaller place like Stone does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft

Advice

Why get it checked now?

Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. In an older home around Stone, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

FAQs for Stone

Do roofs near the sea, like those around Stone, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is Stone within the area you cover?

Yes, Stone is on our map. A small place gets exactly the same survey as a big one.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or use the contact form.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
