Landlord roof survey in Stone: what you get

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. We survey flat roofs on blocks, converted houses and blocks of flats, and common reasons people get in touch are gutters overflowing onto walls and damp or stains in top-floor flats.

Around Stone, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Useful tips for Stone property owners

These tips come from what we see on roofs every week:

  • Keep past survey reports with the building’s records
  • Give tenants a simple way to report leaks
  • Get legal advice on lease responsibilities
  • Have gutters and outlets cleared every year

You receive a written report with photos and recommendations, prioritised by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Act on urgent items in the report first and schedule the others. Left alone, minor faults typically get worse.

What affects the cost of landlord roof surveys

Prices vary from roof to roof, and it comes down to:

  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before you book.

Booking your survey

Here’s what helps us most when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or send us an email with the details.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Different roofs, different checks

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

Common questions in Stone

Does being near the coast affect roofs in Stone?

It can do. Stone is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I find out if my home in Stone is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will plan the survey around it.

Do you advise on who is responsible under the lease?

No, we don’t advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for most houses, or half a day or so for a commercial building. In a smaller place like Stone, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Find any records of previous roof work
  • Keep pets in another room

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Stone homes and their roofs

The coast is about 5 miles or less from Stone, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Hall Place and Gardens, about 4.8 miles west, is one of the historic houses in the wider area around Stone. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a shop, office or commercial unit, for example near Bluewater, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Landlords with a home close to Stone Crossing station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
