- Leaks at the gutter joints
How a gutter survey works in South Stifford
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey fascias and soffits, outlets and hoppers and valley gutters, and the problems we are asked to look at most are joints that drip after rain and leaking or loose downpipes.
Houses in smaller places like South Stifford can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What else we do in South Stifford
The survey, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around South Stifford frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- First, you tell us what you’ve seen, like overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a written report with photos and recommendations.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
How to book
Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Rot or damp concealed behind fascias or inside walls
- Confirming asbestos in older rainwater goods
- Underground drains, which need a CCTV drain survey
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.
What this survey covers

- Eaves gutters
- Outlets and hoppers
- Parapet and box gutters
- Valley gutters
Do you need a gutter survey in South Stifford?
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
A survey makes sense if you’ve noticed:
- Brackets that have dropped or snapped
- Leaves and moss blocking gutters
- Downpipes that are split or coming away
- Soffits marked by water
If you let a flat or house near Chafford Hundred station, a dated record of the roof is useful when planning maintenance across a let.
Before you book anyone

Common questions in South Stifford
Is my home in South Stifford listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like South Stifford?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How long will you be on site?
A visit normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea as you book.
What does the report include?
A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Will you check the drains below ground?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Will you photograph what you find?
Yes, every report has them. Each finding is shown in a picture where possible.
Gutter surveys around South Stifford
South Stifford is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For an older house near a landmark such as All Saints' Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for instance near Lakeside Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What we look for on each type of roof
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it is safe to see.
Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.
