Gutter survey in Grays: what you get
We survey gutters and rainwater systems in Grays and right across London and South East England. We inspect everything we can see safely, from the ground, from windows and from the loft space. Time on site usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. Typical surveys look at sagging gutters and loose brackets and blocked outlets and hoppers, on outlets and hoppers, valley gutters and downpipes.
In a town like Grays, most homes are houses whose owners look after their own roofs. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant. The photographs let you see the parts of the roof you cannot get to.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a home in Grays, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you won’t be there yourself, let us know who will let us in.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Have any questions written down, so nothing gets missed
- Clear the way to the loft hatch
- Find any records of previous roof work

What affects the cost of gutter surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- The type of building, from a house to a block or an office
- Whether you choose the Basic, Standard or Premium Survey
- Height and safe access
- Extensions, dormers and garages with roofs of their own
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
Helping us price your survey
You don’t need to know any roofing terms. It is enough to tell us:
- Why you want a survey: buying, a leak, a storm or new work
- Any marks or damp showing indoors
- The address and postcode of the property
- What kind of property and roof it is
Once you know what you need, call 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
When to book a survey in Grays
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.
It’s worth booking a survey if you’ve seen:
- Fascia boards damaged by overflowing water
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
- Dripping or leaking gutter joints
For businesses in and around places such as Lakeside Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
What to check before booking
- What exactly goes into their report
- Their drone registration, if they fly one
- When you will get the report
- Which parts of the roof they’ll actually see
Grays: your questions answered
Is the coastal weather around Grays hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Grays is within about 4 miles of the coast.
Does a conservation area affect roof work in Grays?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you go up on the roof?
Only if it is safe. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.
How long does a gutter survey take?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when booking.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.
For landlords and managing agents
We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the gutter, useful for planning maintenance.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
What a gutter survey looks like in Grays
The coast is about 4 miles or less from Grays, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you own a rental within reach of Grays station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to St John the Evangelist: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Leave it or get it looked at?
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. On a house in a town like Grays, wet loft insulation stops working and can stay damp for a long time. That is an extra cost on top of the roof work itself.
Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
