Do you need a gutter survey in Orsett Heath?

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Problems we come across often include:

  • Gutters full of debris and silt
  • Water spilling over the gutter edge
  • Choked outlets or hopper heads
  • Joints that drip after rain

For an older house near a landmark like Emmanuel Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Their track record with similar roofs
  • Will the report include photos?
  • Whether VAT is added on top
  • Whether the roof space is looked at, where there is one

What a good roof survey covers

About our gutter survey in Orsett Heath

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed brackets that have dropped or snapped and choked outlets or hopper heads, a survey will tell you what’s going on.

Older buildings in small places like Orsett Heath may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Orsett Heath can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it is shared
  • Make sure pets are kept safely away

Prices for gutter surveys in Orsett Heath

Prices vary from roof to roof, for these reasons:

  • The height of the building and how the roof can be seen safely
  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What we need to know

You don’t need to know any roofing terms. It’s enough to let us know:

  • Dates you are working to, such as exchange
  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Roof by roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Orsett Heath homes and their roofs

Orsett Heath is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For businesses in and around places such as Ealing Broadway Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Grays station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What a gutter survey does not cover

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey
  • What’s behind fascias and inside walls

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.
