Pearson's Green Electronic Leak Detection
Electronic leak detection to pinpoint holes in flat roof membranes in Pearson's Green. More than 5,000 surveys completed across London and South East England.

- Patched roofs that still leak
- Breaches around outlets and penetrations
Different roofs, different checks
Single-ply membranes
Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.
Liquid-applied waterproofing
Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.
Electronic leak detection in Pearson's Green: what you get
There are different ELD methods. Low-voltage testing is normally done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof and we explain which we’ll use. If neither method suits your roof, we’ll tell you at the outset. Typical surveys look at breaches around outlets and penetrations and leaks through a flat roof with no obvious cause, across single-ply roofs, commercial flat roofs and liquid-applied waterproofing.
Somewhere as small as Pearson's Green, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Check new waterproofing before handover
- Share any drawings of the roof
- Stay off the flat roof unless needed
- Do not keep patching the same spot
Where the evidence points to walls, copings or rooflights, we’ll note it, with a suggestion of what to check next.
Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.
Pearson's Green: your questions answered
Do you cover Pearson's Green?
Yes. We cover the whole of London and South East England, and Pearson's Green is part of that. You can ring 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.
Will you come out to Pearson's Green?
Yes, Pearson's Green is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Does ELD work under paving or planting?
On some roofs, yes. What sits on the membrane affects the method so we look at the roof first.
What is electronic leak detection?
The waterproofing membrane normally stops an electrical current, but a hole lets it through. That is how we locate breaches you cannot see.
Do you use drones?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What electronic leak detection looks like in Pearson's Green
Historic houses like Scotney Castle, about 5 miles south, show how far back building in the area around Pearson's Green goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For landlords with property near Paddock Wood station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

The survey, step by step
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it normally takes a time that depends on the size of the roof and how it’s built, which we set out in the quote. Older rural homes like those around Pearson's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- Testing runs across the roof to locate breaches in the membrane.
- You get a report showing where each breach is, for your roofer to repair.

Do you need electronic leak detection in Pearson's Green?
If a flat roof keeps leaking after patching, the hole may be elsewhere. Electronic testing helps pinpoint it.
Common reasons to book include:
- Failed seams and laps
- New membranes needing a check before handover
- Leaks at pipes, outlets or fixings
- Water coming in under a flat roof
Take a building like Mascalls School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Sections we can’t safely access
- How wet the insulation is
- Roofs whose membrane or build-up is not suitable
