Gutter survey in Pearson's Green: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed leaking or loose downpipes and hoppers and outlets full of debris, a survey will tell you what’s going on.

Some older homes in villages like Pearson's Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Pearson's Green: your questions answered

Does a conservation area affect roof work in Pearson's Green?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

I let a flat near Paddock Wood station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What’s in the report?

A written report with photos, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

What we are asked to look at in Pearson's Green

Lots of tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and lets weeds take root.

These are some of the problems a survey can pick up:

  • Water spilling over the gutter edge
  • Leaking or loose downpipes
  • Soffits marked by water
  • Choked outlets or hopper heads

If you let a flat or house near Paddock Wood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you can ask questions once you have the report
  • How much experience they have with roofs like yours
  • What exactly goes into their report

What a good roof survey covers

Local roofs in Pearson's Green

With Scotney Castle about 5 miles south, Pearson's Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take a building like Mascalls School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Pearson's Green frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Before and after the survey

Small things make a difference. Some pointers:

  • Don’t leave hidden gutters out of a clear-out
  • Do not climb a ladder to look in the gutters
  • Watch for green marks down the brickwork
  • Check that downpipes are firmly fixed to the wall

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

Landlord and commercial surveys in Pearson's Green

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

What a survey costs

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Photos of the roof, taken safely from the ground or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.
