Gutter Survey in Castle Hill
An experienced roof surveyor for gutter surveys in Castle Hill. Over 5,000 surveys and 20+ years behind us.
- Blocked outlets and hoppers
- Water backing up from a hidden gutter
- Leaking or loose downpipes
Why act early in Castle Hill
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Where a roof is exposed, as many are in small places like Castle Hill, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How a gutter survey works in Castle Hill
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are often asked to look into leaves and moss blocking gutters and gutters overflowing in heavy rain, across fascias and soffits, outlets and hoppers and valley gutters.
Some older homes in villages like Castle Hill are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

What we do, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. In a small place like Castle Hill, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
How to prepare
- Note where any stains or damp appear
- Leave side gates unlocked
- Keep pets in another room

Questions from Castle Hill
Is my home in Castle Hill listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Castle Hill?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Do you take photos of the roof?
Yes, plenty. Pictures sit next to the findings they show.
What happens next?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Is there a good time of year to book a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What affects the price in Castle Hill
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- How big the roof is
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
What to tell us when you contact us
There is no need for technical words. It’s enough to let us know:
- The address and postcode of the property
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- Any photos you have, taken from the ground or a window
Every survey is priced before it’s booked, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.
Local roofs in Castle Hill
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Scotney Castle, about 4.3 miles south, is one of the historic houses in the wider area around Castle Hill. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
If you let a flat or house near Paddock Wood station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Brenchley and Matfield Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near Parish Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Castle Hill is about 7 miles east of Royal Tunbridge Wells, in Kent. Bookings from Castle Hill are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Kent, from the larger towns to small villages. Maidstone is in our area too.

Useful tips for Castle Hill property owners
Here are a few things we’d tell any owner, before and after a survey:
- Look out for overflows when it pours
- Look for downpipes coming loose
- Look for green streaks or damp patches on walls
- Get trees that overhang the gutters trimmed
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.
How the survey changes by roof type
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.
