Flat Roof Survey in Castle Hill
Find out the condition of the flat roof at your property in Castle Hill from an independent roof surveyor. We visit on weekdays and at weekends.
- Standing water left after rain
- Raised blisters across the surface
- Blocked or damaged outlets
Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A structural engineer’s assessment of the deck
- Testing older roof sheets for asbestos
- Fragile surfaces, which we do not walk on
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and doesn’t.

About our flat roof survey in Castle Hill
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. Typical surveys look at failed upstands where the roof meets a wall and loose or cracked edge trims, on felt flat roofs, GRP fibreglass and upstands and outlets.
In a small place like Castle Hill, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Questions from Castle Hill
Will you come out to Castle Hill?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is my home in Castle Hill listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What do I do with the report?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you go up onto the roof?
It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Can you test old roof sheets for asbestos?
We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
How it works
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Around Castle Hill, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
How to prepare
- If you’re buying, let the agent know when we’re coming
- Move anything stored under the loft hatch
- Keep pets inside or away from the areas we are looking at

Why it is worth a survey now in Castle Hill
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. For an older or listed building in a place like Castle Hill, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
All our prices include VAT. Flat roof survey starts from £150, including VAT. You will know the exact price before booking.

What we look for on each type of roof
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a proper look.
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.
Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Flat roofs in Castle Hill
The wider area around Castle Hill has a long history of building, with Scotney Castle about 4.3 miles south. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you own one of the older houses in the streets near Parish Church of All Saints, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Paddock Wood station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Brenchley and Matfield Church of England Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Watch the ceilings below the flat roof for stains
- Clear roof outlets and gutters each autumn
- Ask whoever fits equipment on the roof to make good the covering
- Ask contractors to protect the roof if they work on it
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.
