The survey, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Castle Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Advice

Roof survey in Castle Hill: what you get

We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey natural slate, chimney stacks and flat roofs, and common reasons people get in touch are water stains on rafters and ceiling joists and leaking gutter joints and downpipes.

In a small place like Castle Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Castle Hill. To discuss a property or a block, phone 07833 053749 or drop us an email.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that’s a structural engineer’s job)
  • A full building survey of the property
  • Asbestos testing of any kind

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

Common questions in Castle Hill

Will you come out to Castle Hill?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Castle Hill listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

Will you climb onto the roof?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

What affects the cost of roof surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • Roof area

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

What we need to know

A few details help us point you to the right survey and price. When you contact us, tell us:

  • Dates you’re working to, such as exchange
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Roof surveys around Castle Hill

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. Scotney Castle, about 4.3 miles south, is one of the historic houses in the wider area around Castle Hill. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you look after a building such as Brenchley and Matfield Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If yours is one of the older homes in the streets near Parish Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Paddock Wood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Move stored items away from the loft hatch
  • Keep the report with your property records
  • Tell us about any leaks or stains you’ve seen
  • Check the roof from the ground after storms

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Keep the roof space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
