Roof surveys for homes and businesses in Horsmonden
Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you are worried about valley linings that have cracked or split and gaps in the roof where coverings have gone, we can find out what’s behind it, whatever the roof.
In a small place like Horsmonden, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

Roof surveys in Horsmonden: local notes
Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. With Scotney Castle about 3.4 miles south, Horsmonden sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Horsmonden Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Horsmonden: your questions answered
Is my home in Horsmonden listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Paddock Wood station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details.
Which days do you carry out surveys?
Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.
How long will you be at the property?
The visit typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing as you book.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
Can you look at a roof that’s joined to next door?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Walls, floors and services below the roof
- Asbestos testing of any kind
- How the roof will behave in every kind of weather
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.
What we check
- Lead flashings
- Clay and concrete tiles
- The roof space
- Ridges, hips and valleys
- Natural slate
- Chimney stacks
- Flat roofs
Different roofs, different checks
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.
What happens if roof problems are left?
Leaving it means relying on what you can see from the ground. You might pay for work that does not fix the real problem, or to a real problem being missed. We tell you what’s really needed. Where a roof is exposed, as many are in small places like Horsmonden, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
When to book a survey in Horsmonden
Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.
Typical things we’re asked to look at include:
- Standing water on a flat roof
- Worn or blocked valleys
- Slipped, cracked or missing slates and tiles
- Crumbling chimney pointing or cracked flaunching
For landlords with property near Paddock Wood station, a roof report helps you deal with small faults before they turn into a call from a tenant.

The survey, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Horsmonden can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
