What a pre-purchase roof survey looks like in Horsmonden

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. For a purchase or a newly finished roof, the materials decide which details matter most. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Scotney Castle, about 3.4 miles south, is one of the historic houses in the wider area around Horsmonden. If you are buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing. For landlords with property near Paddock Wood station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Horsmonden is about 7 miles east of Royal Tunbridge Wells, in Kent. How a pre-purchase roof survey works in Horsmonden

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. Common reasons to book are ponding, blisters or splits on a flat roof and loose pots and cracked flaunching, on lead flashings and valleys, gutters and downpipes and flat-roofed extensions and dormers.

In a village or hamlet like Horsmonden, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Find out whether the roof has been replaced or patched
  • Check we will be able to get into the loft space
  • Ask for any paperwork for recent roof work
  • Ask who repairs the roof under the lease

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.

What affects the price in Horsmonden

The price reflects the time and kit the roof needs. The main factors are:

  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What to let us know when you contact us

Here’s what helps us most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

FAQs for Horsmonden

Do you cover smaller places like Horsmonden?

Yes, Horsmonden is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is Horsmonden in the area you cover?

Yes. Our area covers London and the South East, and Horsmonden is part of that. You can call 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

How long will you be at the property?

The visit normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. We will give you an idea of timing as you book.

Do you need to go inside the property?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is usually arranged through the agent or seller.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Why get it checked now?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. Older cottages and farmhouses around Horsmonden can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Landlord and commercial surveys in Horsmonden

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

How the survey works

Every roof is different; as a rough guide, the survey takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we are there. Rural addresses near Horsmonden can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Make sure pets are kept safely away
  • For flats, check roof access has been agreed
  • Point out any leaks or damp patches

Advice

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
