Pre-purchase roof surveys near Smallbridge

Pre-purchase roof survey in Smallbridge

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you’re buying. We survey chimney stacks, clay and concrete tiles and lead flashings and valleys, and the problems we are asked to look at most are standing water on a flat extension roof and damp timbers or stains in the loft.

Some older homes in villages like Smallbridge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

Smallbridge questions

Do you cover smaller places like Smallbridge?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Smallbridge is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll recommend the right survey. Surveys run on any day of the week.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Buying a home or a new roof in Smallbridge

The wider area around Smallbridge has a long history of building, with Scotney Castle about 2.4 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Margaret: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Marden station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a typical home, though large, tall or awkward roofs take more time. For a village or hamlet like Smallbridge, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

Getting a price

Advice

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Let us know your exchange date when you book
  • Notice patches of new decoration in top-floor rooms
  • Check we’ll be able to get into the loft space
  • Ask who repairs the roof under the lease

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Why act early in Smallbridge

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You’ll know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What you get with us

  • Surveys seven days a week
  • PI and public liability insurance
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Drone and thermal imaging surveys available

What you can safely check yourself

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, for these reasons:

  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is
  • The shape of the roof and its details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

There’s no need for technical words. It’s enough to let us know:

  • The address and postcode of the property
  • The type of building and roof, like pitched or flat
  • What’s prompted the survey
  • Any marks or damp showing indoors

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or email us.
