Independent storm damage roof reports in Smallbridge

Storm damage roof report in Smallbridge

A storm damage roof report is priced from £150. You get a written report with photos by email. It doesn’t price the repairs, so you will need a roofer’s quote for that. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. Typical surveys look at slates and tiles blown off the roof and new damp or leaks inside, on gutters and fascias, flat roofs and ridges and hips.

In a village or hamlet like Smallbridge, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We look at what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What we do, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Smallbridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Wind, rain and roofs in Smallbridge

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from. With Scotney Castle about 2.4 miles south-west, Smallbridge sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Living close to The Gill is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you let a flat or house near Marden station, a clear finding on where water gets in helps you brief a roofer right away.

What we’re asked to look at in Smallbridge

Falling trees and branches can damage roofs in high winds. The report shows what was hit and the damage caused, with photos.

Typical things we are asked to look at include:

  • Stains appearing after strong winds
  • Slates and tiles blown off the roof
  • Damaged flat roof membrane
  • Lead lifted at abutments

If you live in an older home near Church of St Margaret, lead flashings, valleys and old chimneys are typical places for water to get in.

What to expect from a roof survey

Smallbridge: your questions answered

Is my home in Smallbridge listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Smallbridge?

Yes, Smallbridge is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How much is a storm damage roof report?

Our price is from £150, including VAT. Bigger roofs are quoted on size and access. It does not include repair costs, so you will need a roofer’s quote for those.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.

How long does the survey take?

That depends on the size and shape of the roof; most visits take between one and two hours for a house; commercial roofs usually need 3–4 hours. The written report follows by email.

What wind speed counts as a storm?

Each policy has its own definition. About 55 mph is a common figure in many policies, but check your own wording.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Landlords, agents and building managers in Smallbridge and across Kent can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • What’s beneath slates, tiles or membranes
  • What your policy covers, which depends on its wording
  • Estimates of repair costs

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.
