What we are asked to look at in Palmer's Green

Rear extensions, dormers and garages often have flat roofs. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.

Here are some of the things we see frequently:

  • Loose pots and cracked flaunching
  • Gutters choked with leaves and moss
  • Gaps where slates or tiles have come loose
  • Bitumen or mortar used in place of proper repairs

Landlords with a home close to Paddock Wood station may find that a written report helps before buying a rental or paying for a new roof on one.

Before booking anyone

  • How long they’ve been surveying roofs
  • How they plan to inspect the roof safely
  • What happens after the report arrives
  • Will they check the loft as well as the outside?

What’s in a roof survey

How a pre-purchase roof survey works in Palmer's Green

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. We survey gutters and downpipes, natural slate and flat-roofed extensions and dormers, and the problems we are asked to look at most are slipped or missing slates and tiles and ponding, blisters or splits on a flat roof.

In a village or hamlet like Palmer's Green, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Buying a home or a new roof in Palmer's Green

Historic houses like Scotney Castle, about 4 miles south, show how far back building in the area around Palmer's Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Parish Church of All Saints: the roof may have had decades of patch repairs, and the survey shows where they are.

What happens on the day

After the inspection, everything we found is written up in a report with photographs. On timing, it normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Palmer's Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Mention any parking restrictions on your street
  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed

Advice

Your questions about pre-purchase roof surveys in Palmer's Green

Do you cover Palmer's Green?

Yes, Palmer's Green is one of the places we work. The survey and report are the same in Palmer's Green as anywhere else.

Does a conservation area affect roof work in Palmer's Green?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Check the lease for roof repair responsibilities
  • Ask the agent to check the loft hatch can be opened
  • Ask when the roof was last worked on
  • Don’t leave it until just before exchange

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
