Flat roof survey in Horsmonden
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey EPDM rubber, GRP fibreglass and single-ply membranes, and people most often book us about blistering in felt or asphalt and outlets choked with leaves and silt.
In a small place like Horsmonden, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What happens if roof problems are left?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What a flat roof survey looks like in Horsmonden
The wider area around Horsmonden has a long history of building, with Scotney Castle about 3.4 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Landlords with a home close to Paddock Wood station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Horsmonden: your questions answered
Do you cover smaller places like Horsmonden?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Horsmonden?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please phone 07833 053749 or drop us an email with the details.
Can you find where water is getting through my flat roof?
We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Can you test old roof sheets for asbestos?
We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
Different roofs, different checks
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Do you need a flat roof survey in Horsmonden?
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.
Most people get in touch when they’ve noticed something like this:
- Water getting in at rooflights
- Blocked or damaged outlets
- Splits, cracks and crazing
- A sagging deck under the covering
For site and facilities teams at buildings such as Horsmonden Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
What to check before booking
- Their insurance cover
- Which parts of the roof they’ll actually see
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether you can ask questions once you have the report
When you need someone else
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- An exact number of years the roof has left
- Hidden layers beneath the covering
- Parts of the roof that are not safe to walk on or view
If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.

The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Horsmonden, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Point out any leaks or damp patches
- Check we can get to the back of the property
- Buyers: confirm access with the estate agent or seller
