Landlord roof survey in Horsmonden

Our landlord and block roof surveys cover Horsmonden and the rest of London and the South East. A visit typically takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. We inspect from ground level, vantage points, the loft space and the roof where it is safe, and by drone where it is applicable. A written report with photos follows. Typical surveys look at missing or loose roof coverings and flashings that have come away, across gutters and downpipes, flat roofs on blocks and converted houses.

In a village or hamlet like Horsmonden, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Horsmonden frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Advice

Questions from Horsmonden

Can a landlord with a rental near Paddock Wood station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.

Is my home in Horsmonden listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is Horsmonden in your area?

Yes. Our area covers London and South East England, and that includes Horsmonden.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

What we cannot see

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • A full structural assessment of the building
  • A full building survey of every part of the property
  • Parts of the roof we can’t safely see or access

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

How we price landlord roof surveys

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • The roof’s overall size
  • The number of roofs, including extensions and garages

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What we need to know

When you call or email, these details help:

  • What’s prompted the survey
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Roofs, chimneys and gutters in Horsmonden

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 3.4 miles south lies Scotney Castle, a reminder of how long the area around Horsmonden has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Horsmonden Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Paddock Wood station, the gap between tenancies is a good time to have the roof looked at.

Leave it or get it looked at?

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Around Horsmonden, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

To find out what your survey will cost, ring 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.
