What happens if roof problems are left?

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What you get with us

About our chimney survey in Horsmonden

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey lead flashings, chimney breasts and flaunching, and the problems we’re asked to look at most are staining on walls around the chimney and loose, cracked or missing pots.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for a house; commercial roofs usually need 3–4 hours. Older roofs in small places like Horsmonden can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Leave side gates unlocked
  • Keep pets out of the way during the survey
  • For flats, make sure roof access has been agreed

Roofs, chimneys and gutters in Horsmonden

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Scotney Castle, about 3.4 miles south, show how far back building in the area around Horsmonden goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Paddock Wood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Horsmonden Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Roof types and parts we check

  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney pots and cowls
  • Lead flashings
  • Chimney breasts

Different roofs, different checks

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Horsmonden: your questions answered

I let a flat near Paddock Wood station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

How do I find out if my home in Horsmonden is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is a leaning chimney dangerous?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you find out why my chimney breast is damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
